
New Delhi [India], August 24 (ANI): India’s residential property prices rose 1.1 per cent sequentially in the first quarter of 2026-27, with Chandigarh, Lucknow and Thiruvananthapuram emerging as the key cities driving the increase, according to the Reserve Bank of India’s House Price Index released on Monday.
The All-India House Price Index (HPI) stood at 117.5 in Q1:2026-27, compared with the previous quarter. The RBI compiles the HPI on a quarterly basis using transaction-level data received from registration authorities. The index, with 2022-23 as the base year, covers 18 major cities.
The latest data showed that the quarterly increase in the All-India HPI was primarily driven by higher house prices in Chandigarh, Lucknow and Thiruvananthapuram, indicating continued upward movement in residential property prices across the cities covered by the index.
The RBI’s House Price Index is a quarterly indicator of residential property price movements and tracks changes in house prices using actual transaction-level data received from registration authorities. It provides both sequential and annual measures of price movements.
On an annual basis, the All-India HPI registered a growth of 3.6 per cent in Q1:2026-27. The annual growth rate was the same as that recorded in the first quarter of the previous year.
The RBI said the annual increase was mainly contributed by Chandigarh, Jaipur, Kanpur, Lucknow and Thiruvananthapuram.
The All-India HPI has continued to remain above its 2022-23 base level of 100. The index stood at 113.4 in Q1:2025-26 before rising to 116.2 in Q4:2025-26 and further to 117.5 in Q1:2026-27.
The RBI’s latest release covers 18 major cities, including Mumbai, Delhi, Chennai, Kolkata, Bengaluru, Lucknow, Ahmedabad, Jaipur, Kanpur, Kochi, Hyderabad, Thiruvananthapuram, Pune, Ghaziabad, Thane, Gautam Buddha Nagar, Chandigarh and Nagpur.
The Q1:2026-27 HPI data is provisional, the central bank said. The city-wise and all-India time series data are available through the RBI’s Database on Indian Economy under statistics related to the real sector, prices and wages. (ANI)
